MCA ISSUES RESOLUTION EXPRESSING SUPPORT FOR TYSONS PARK PLACE I SPECIAL EXCEPTION APPLICATION

The applicant seeks to redevelop the site by razing the existing, vacant Tysons Park Place I office building and constructing in its place a new 12-story office building, with ground floor retail totaling 267,633 square feet, and retaining the existing shared parking deck. The Special Exception is sought to permit the new building to be 175 feet tall, which exceeds the existing approval limit of 150 feet tall.  No change is sought to the by-right floor-area ratio of 1.65.

The resolution supports approval of the Special Exception and the applicant’s requested waivers and modifications to the County Zoning Ordinance requirements. MCA’s support is on the basis that the application satisfies the standards for approval of a Special Exception including for the following reasons: the redevelopment will include mixed retail and service uses; the proposed building will be a LEED Silver building; storm water retention will double current retention performance; it fulfills County staff transportation recommendations; and it will create public park space in excess of County requirements.
