County Video on Teardowns and Infill Development

A number of questions are raised from time to time about teardowns and infill development. Generally, a landowner can tear down an existing home and build a new one on the same lot as a by-right use. But the new construction is regulated by the County. The County has a 4-minute video on YouTube.

Of course, if the plan is not consistent with the zoning ordinance, such as if the owner wants to tear down two houses and build five, rezoning or a special exception might be needed. In that case, full County review and public hearings are required.
